The exterior envelope is poorly insulated
There are very few windows
Many of the classrooms have no direct daylight
The height of the building and depth of the long span joists
limit the plenum space to accommodate a modern HVAC
system
5. The existing Exterior Finish and Insulation System (EFIS)
installed in 1987 was prone to trapping moisture inside the
wall (although there was no way to observe this during the
walkthrough)
6. Although the original single pane windows were replaced
with insulated glass units, the aluminum frames are not
thermally broken and do not meet current energy codes

Existing HVAC
1. Fan Coil and Unit Ventilators were replaced in 2012
2. Chiller and cooling tower are relatively new
3. Classrooms are served by unit ventilators which do not
provide humidity control and are noisy
4. The main electrical service shares the same room as
the main mechanical which is not desirable
5. The current HVAC system is not the most energy efficient
to meet current requirements of ASHRAE and LEED
performance
6. The current 2-pipe system requires a physical change over
from heating to cooling causing uncomfortable conditions
during the spring and fall, especially for the interior rooms

Observations
1. The exterior envelope (all walls,windows, doors,
storefront) would be removed and replaced
2. The roof deck would be replaced (the original gypsum
deck most likely has moisture migration after 43 years
3. The columns and beams may have to be raised and the joist
reset to allow for the required plenum space
4. The existing concrete floor slab would most likely need
replacement due to all the new plumbing lines required for
the renovation
Conclusion
Very little of the existing building can remain. Even the
structural steel frame would need significant modification to
accommodate a modern HVAC design that would include
large (heavy) roof mounted dedicated outside air units.
